Questions people ask before they take a desk

Here are the answers to what new tenants most often want to know before they view a room.

What exactly is included in the monthly rent?

The rent covers your office space, heating, lighting, electricity, water, business rates, building insurance, reception cover during office hours and Wi-Fi. You pay separately for any phone line you add, printing above your monthly allowance and meeting room hours beyond what your agreement includes.

How long does an agreement usually run?

Most tenants start with a three-month term and then move to a rolling monthly arrangement. You give one month's written notice if you want to leave, and we ask for the same notice if we ever need the room back for building works.

Can I view a room before I decide anything?

Yes, we show rooms Monday to Friday between 9am and 5pm, and viewings take about twenty minutes. You can book one through the contact page, and we will confirm the time by email the same day.

What deposit do you ask for, and when is it returned?

We ask for one month's rent as a deposit, held against damage or unpaid bills. It is returned within ten working days of your leaving, once the room has been checked and any outstanding balance settled.

Is there a limit on how many people can share one office?

Each room has a stated capacity based on floor area and fire regulations, and we will tell you the figure when you view. If your team grows past it, we will move you to a larger room on the same floor where one is free.

Can I put my own company sign up outside the door?

Yes, you can fix a nameplate beside your door and add your logo to the building directory in the entrance hall. We ask that you use our approved fitter so the fixings match the rest of the building and nothing is drilled without checking.
